Masha'allah Iranmanesh, who lives in Kerman, inherits an apartment in Tehran. He decides to sell it to buy a shop in Kerman and get married. Masha'allah faces many difficulties in selling the apartment because of differences of opinion between the inhabitants of the building and in the end he decides to sell it at a lower price to a bully who can intimidate the neighbours. Faced by a common adversary, the neighbours ask Masha'allah not to sell the apartment to the man they feel will terrorize them, and Masha'allah agrees in order to bring peace and harmony to the building.îThe shortage of housing in Tehran is the subject of many films and in Iran, everyone recognises the comic and distasteful developments which result from the housing shortage. Apartment shomareh 13 is, after Dariush Mehrjui's The Tenants (Ejareneshinha, 1987), the most popular film on this theme. In the leading role we see Alirezah Khamseh, who also starred in Davudi's Pickpockets Don't Go to Heaven.
